Positioned just east of the Carroll Creek Promenade, East Pat Lofts is designed as a contemporary anchor within Frederick’s evolving East Patrick District — a neighborhood where tech startups, breweries, and design studios are rapidly taking root. The project replaces three existing buildings with a single, steel-framed structure that blends modern materials with the Frederick’s historic brickwork, the iconic “Frederick Reds” that define the city’s historic core. Dark window frames, vertical metal paneling, and cable-rail details pay homage to the industrial character of the city’s past, creating a building that feels both fresh and rooted in authenticity.
Above the first-level retail space, the development offers 19 modern residential units featuring partial-mezzanine lofts. Double-height kitchen and living spaces allow natural light to flood the building interior, highlighting a palette of clean, elevated finishes, while the lofts frame views of Frederick’s historic clustered spires, the bustle and public art of the Carroll Creek Promenade, and the nearby Everedy Square.
At street level, 1,800 NSF of new retail space contributes to the walkable, mixed-use nature of the neighborhood that draws visitors from Washington, D.C., Northern Virginia, Philadelphia, and beyond. A publicly accessible courtyard sits just off the sidewalk, offering a lively visual amenity and gathering place complete with sculptures and a water feature curated by local artists.
